Kuala Lumpur, November 8, 2013:- Integrated real estate development, DUO (双景坊), one of two major projects in Singapore developed by M+S Pte Ltd, a joint development between Malaysia’s Khazanah and Singapore’s Temasek, marked a key milestone today with the opening of a show gallery in Plaza Mont’ Kiara, Kuala Lumpur.
Situated strategically to complement the Central Business District (CBD) along the Beach Road-Ophir Rochor corridor, DUO is the centrepiece of Singapore’s Urban Redevelopment Authority’s (URA) initiative to rejuvenate the Bugis district, via a mixed-use cluster to complement the Marina Bay and Raffles Place business districts.
Designed by internationally acclaimed architect, Ole Scheeren, the integrated development project on 26,688 sq m of land comprises two towers: one featuring 660 premium residences with views towards Marina Bay, Raffles Place and Kampong Glam; and the other offering prime Grade A office space designed to meet a Green Mark Platinum rating, a five-star hotel, and a unique retail gallery – all set within a park-like environment.
With a gross development value of $4 billion (RM10.2 billion), DUO is expected to become the go-to centre for young professionals who want to live, play and work in a dynamic new hub.
The show gallery showcases DUO Residences – studios, 1-to-4 bedroom apartments and penthouses fitted with imported European appliances and fittings that will occupy the entire 49-storey residential tower. Residents will enjoy an exclusive residence entrance and secured private lift lobbies together with four landscape decks featuring a 50-meter lap pool, wellness facilities and recreational lounges.
Over the past ten years, the area has seen a major transformation: the renaissance of the neighbouring historic Kampong Glam; the establishment of a key education precinct with the Singapore Management University (SMU) at its centre; an increasingly bustling arts and entertainment scene at Bras Basah; and the Beach Road conservation area.
Integrated living – the opportunity to live, work and play in one single development with direct access to two MRT lines via the East West line and upcoming Downtown line together with enhanced connectivity via underground pedestrian networks to Gateway and Suntec City will mark a new era for Bugis, and exponentially increase the area’s desirability as an investment opportunity for the future.
“DUO is unique; there is no comparable development within this city locale, said Ms Kemmy Tan, Chief Operating Officer, M+S Pte Ltd.
“Our integrated concept, with a comprehensive offering of a five–star hotel, Grade A office space and quality retail shops served by two MRT lines right at the doorstep provides DUO’s residents and occupants a lifestyle of connectivity and convenience.”
DUO Residences is marketed in Malaysia by CB Richard Ellis (Malaysia) Sdn Bhd and CBD Properties Sdn Bhd.
Mr Paul Khong from CB Richard Ellis said: “For the past six months we have received good responses from Malaysians looking to invest in Singapore due to its track record of good capital appreciation coupled with strong currency performance.
“On the whole, Malaysian investors are looking for smaller units, where the price quantum does not exceed S$2 million. As a majority of DUO’s units fall into this category, we anticipate that these units will be well received.”
Also commenting on the investment potential, Mr Timothy Low at CBD said: “In terms of comparison with fully integrated developments in Malaysia, Damansara City in Damansara Heights reflects similar investment, connectivity and premium attributes.
“And, given its strong developer credentials and reputable project managers, this is truly a unique investment opportunity,” he added.
