UEM Sunrise Released Second Parcel of Serene Heights Semenyih

• Stylish double-storey terraced houses with modern comforts amidst nostalgic-themed township

• Begonia follows the highly successful Acacia that were fully taken up in two days

• TM set to deploy HSBB network infrastructure to the new township development

One of Malaysia’s leading property developers, UEM Sunrise Berhad (“UEM Sunrise” or the “Company”) released the second parcel of homes in the Begonia precinct on 7 and 8 November 2015; which coincided with the opening of Begonia’s show unit. This release came on the heels of the highly successful launch of the Company’s new township development, Serene Heights Semenyih. The first parcel of this highly sought-after development in the Acacia precinct, was fully taken up in two days and received overwhelming response from investors.

The Begonia precinct sits on 15.46 acres of land and commands an estimated Gross Development Value (“GDV”) of RM107.3 million. It is part of the overall 488-acre township development of Serene Heights Semenyih that is strategically located 43 kilometres south of Kuala Lumpur in the state of Selangor. This highly anticipated township is UEM Sunrise’s third development in the state following the successful launch of Symphony Hills in Cyberjaya and Radia, a joint venture development with Sime Darby Property Berhad in Bukit Jelutong, Shah Alam.

UEM Sunrise received overwhelming response during the first phase of the launch in June earlier this year, with all 121 units of Acacia homes taken up within two days. Just as popular as Acacia, Begonia has also been receiving a great amount of traction, with more than 50% of the units snapped up prior to its launch.

“We are extremely pleased with the strong level of interest from both owner-occupiers and investors looking to benefit from this mid-market development that encapsulates a modern contemporary tropical setting that we introduced this year,” said Anwar Syahrin Abdul Ajib, Managing Director/Chief Executive Officer of UEM Sunrise at a briefing to members of the media on 3 November 2015.

The second parcel includes a total of 153 units in Begonia and investors have the following two options:

• Lot size 22’ x 70’ (116 units) – with intermediate units sized at 2,204 sq ft and are priced from RM636,800 onwards; while end lot units sized between 1,803 sq ft and 2,821 sq ft and corner lot units sized at 2,320 sq ft are priced from RM739,800 onwards.
• Lot size 22’ x 75’ (37 units) – with intermediate units sized at 2,347 sq ft and are priced from RM677,800 onwards; while end lot units sized between 2,380 sq ft and 2,756 sq ft and corner lot units sized between 2,435 sq ft and 2,756 sq ft are priced from RM781,800 onwards.

Serene Heights Semenyih will offer life’s simple pleasures with nature-inspired environment in a modern township complete with modern homes and conveniences where residents are able to return to an environment that is simple and carefree to relieve stress and unwind with their loved ones after a long and hectic day. It also has easy access to schools, banks, shops and other essential amenities.

At an estimated GDV of RM3.2 billion, Serene Heights Semenyih will take approximately 10 years to complete.

Dato’ Roslan Ibrahim, UEM Sunrise’s Chief Operating Officer, Development said, “Besides the double-storey terraced houses, we will also be introducing other components such as semi- detached houses, bungalows and serviced apartments, along with conveniences at the commercial areas and key amenities such as a police station and an integrated school to complete the township.”

“This is a reflection of our strong commitment to building communities for the long term,” Dato’ Roslan added.

The media briefing also included the exchange of documents for a Definitive Service Agreement between Symphony Hills Sdn Bhd (a wholly-owned subsidiary of UEM Sunrise) with Telekom Malaysia Berhad (“TM”).

Under this service agreement, TM will be deploying High Speed Broadband (“HSBB”) network infrastructure to all residential units under the Serene Heights Semenyih Development Plan which will enable TM to provide UniFi services to the area; allowing future residents to enjoy not only high speed internet access and unlimited free calls to all TM fixed lines nationwide but also TM’s IPTV service, HyppTV that offers 124 channels featuring world class content in various genres.

In addition, both companies have also agreed to explore the deployment of smart community features for Serene Heights Semenyih as an effort to further enhance the living experience of this new community.
