UEM Sunrise Updates Progress Of Its Property Portfolios In The Central Region

CYBERJAYA, 26 September 2013 – UEM Sunrise Berhad (“UEM Sunrise” or “the Company”), Malaysia’s largest property development company by market capitalisation today provided progress updates of its property portfolios located in the Central Region. The progress updates were presented by the Company’s Managing Director/Chief Executive Officer, Dato’ Wan Abdullah Wan Ibrahim following a half day media familiarisation tour, which was organised to showcase and provide firsthand information of the various landed and strata properties developed by UEM Sunrise; featuring top selling launched projects and lifestyle experiential venues – from the prestigious Mont’Kiara enclave to the luxurious and exclusive livings of Symphony Hills in Cyberjaya.

UEM Sunrise is renowned for its role as the master developer of Nusajaya, one of the five flagship zones and key driver of Iskandar Malaysia. In the Central Region, the Company leverages on almost 40 years of its experiences and know‐how in high rise residential and commercial developments as well as integrated projects in affluent neighbourhoods of Mont’Kiara and Dutamas. The last several years have witnessed the completion of award‐winning residential developments such as 10 Mont Kiara, 11 Mont’Kiara and 28 Mont’Kiara as well as commercial landmarks and integrated developments of Plaza Mont’Kiara and Solaris Mont’Kiara adding to the Mont’Kiara’s cosmopolitan skyline.

More recently, UEM Sunrise introduced the quint‐component Arcoris Mont’Kiara, designed by internationally renowned architectural practice, Foster+Partners. To date, three (3) components have been launched – Arcoris Suites, comprising 262 business suites ranging from 700 square feet (“sf”) to 800 sf; Arcoris SoHo, comprising 366 units ranging from 500 sf to 1,000 sf; and Arcoris Residences, comprising 331 units in variety of sizes and layout options ranging from 850 sf studio apartments to generous 2,000 sf 3‐bedroom homes. Arcoris Mont’Kiara was named Best International Commercial High rise Development at the International Residential Property Awards in 2011.

As part of the Company’s strategy to grow new core businesses and to generate new income streams, UEM Sunrise is venturing into other parts of the property value chain, including property investment, hospitality and property & facility management. In 2011, the Company opened a unique retail destination known as Publika within its 17‐acre Solaris Dutamas integrated development. Publika aspires to inject a ‘soul’ into Kuala Lumpur’s shopping experience through a concept that fuses art and culture with urban shopping and dining. Publika is home to MAP (Making Art Public), the art and cultural platform that serves as a meeting point between artists, curators, critics and the public. Its facilities include the White Box, an open exhibition gallery and Black Box, a 200‐seater experimental theatre.

These public accessed spaces have hosted art and cultural exhibitions, theatre performances, film screenings, lectures, seminars and workshops, poetry readings and other community based art activities. Publika, which is celebrating its second year anniversary this month, was named the Best Brand in Real Estate (Lifestyle Category) for 2012‐2013 when it was awarded The BrandLaureate Award earlier in May this year. UEM Sunrise is also presently managing 18 condominiums in Mont’Kiara and Dutamas.

In Kuala Lumpur, UEM Sunrise is also the developer of Summer VOS situated on an overall 1.65 acre footprint along Jalan Sultan Ismail. Summer VOS is commercial block which combines 34 storeys of office space with 474 units of innovatively designed business suites (versatile office space) ranging from 444 sq ft to 866 sq ft. It is an extension to the Summer Suites tower and ideal for the discerning urban professionals seeking stylish offices at affordable prices.

The tour also took members of the media to experience the serenity and tranquility of Symphony Hills, Cyberjaya, an exclusive residential development and the Country’s first ‘Connected Intelligent Community (“CIC”), offering smart‐home features and community connectivity through high‐speed broadband four (4) types of residences, themed/named after history’s best music inventors and maestros – Beethoven, Mozart, Schumann and Schubert. Phase 2 of Symphony Hills, comprising two (2) residential towers known as Verdi eco‐dominiums, where 400 out of total 800 units were introduced to the market in May this year. The development has won the Malaysian Reserve Editors Choice Awards 2012 for Best Luxury Residential Development, while its clubhouse received the PAM (“Malaysian Institute of Architects”) Awards in 2012.

In addition, Verdi eco‐dominiums was recognised at the Asia Pacific Property Awards 2013‐2014 for Best Apartment Malaysia (5 star) and Highly Commended Landscape Architecture Malaysia.

“Although our focus locally remains in Nusajaya, we are aggressively growing our presence in the Central Region at current locations as well as new geographical areas such as Shah Alam, Bangi and Kajang. In the immediate term, we are planning to launch Residensi 22 Mont’Kiara twin tower condominium and Radia integrated development in the heart of Bukit Jelutong in partnership with Sime Darby Property,” said Dato’ Wan Abdullah.

UEM Sunrise has in 2011 acquired two land parcels of freehold land in Bangi of approximately 450 acres. It plans to introduce a mixed development township here, comprising residential (terrace, semi‐detached and bungalows) and commercial properties with public amenities. The Company will also be launching a gated and guarded precinct in Kajang.

Internationally, UEM Sunrise continues to expand and seek growth outside of the Malaysian shores, specifically in Singapore, India, Indonesia and Australia. The company has already marked presence in Singapore as project and marketing managers of Marina One and DUO mixed‐use developments. Outside of Asia Pacific, it has expanded into Vancouver, Canada through Quintet, a mixed‐use development comprising five towers across an exclusive two acres private park centrally located in Richmond’s cultural, retail and entertainment hub. UEM Sunrise also presently retains land bank in Durban, South Africa.
