The hilltop development in Equine Park embodies UEM Sunrise’s principles of sustainability with its ‘Recapture, Replenish, Restore’ 3-generation living concept

THE concept of sustainability and incorporating environmentally friendly features are increasingly essential to property development.

UEM Sunrise Bhd is at the forefront when it comes to this, as it embraces the integration of environmental, social and governance (ESG) factors into all aspects of its business operations to ensure its continuous support to the surrounding communities, as well as the planet.

As such, one of the Company’s latest offerings which embodies its principles of sustainability is KAIA Heights, located in Equine Park, Seri Kembangan.

UEM Sunrise Chief Operations Officer (Central) Liong Kok Kit said the 7.8-hectare hilltop development is built around the development’s “Recapture, Replenish, Restore” 3-generation living concept.

KAIA Heights is surrounded by a 2.4-hectare green reserve, where residents can enjoy breath-taking unobstructed views of the greater Klang Valley in all directions while being lulled by nature.

“The low-density development boasts only 48 units per acre with built-ups ranging from 972 sq ft to 1,437 sq ft in the first phase, and is surrounded by lush landscape and facilities that cater to multi-generational families.

“Residents can discover ample facilities at KAIA Heights spread across 3.2 hectares. From green spaces to a variety of purpose-built facilities on multiple levels, residents of all ages will find their days filled with fun, laughter and excitement,” he told The Malaysian Reserve.

Liong added that one of the main objectives of the development is to fully embody UEM Sunrise’s sustainability principles while remaining attainable.

The project is currently GreenRE silver-certified – a green rating tool to measure sustainable elements incorporated into buildings.

Liong emphasised that working closely with design consultants ensures that all properties are built with the future in mind.

“We preserved almost 40% of the original vegetation within our project development site, which is a big milestone in terms of sustainability.

“We adopted the use of natural ventilation and natural lighting to cut down energy use, and ensure the selection of materials is in compliance with the sustainable guidelines.

“We utilised energy-efficient and water-saving fittings and technologies, as well as addressed the factors that would contribute to environmental pollution during construction,” he said.

Liong noted that these are among the strategies UEM Sunrise took while building KAIA Heights.

These measures, when implemented holistically, will preserve the environment for future generations, while increasing residents’ comfort and well-being.

Green building strategies benefit homeowners by reducing maintenance, replacements and lowering utility bills, which could reduce the cost of owning a home, and increase the property and resale value.

Commenting on the higher investment cost of sustainable developments, Liong said property developers will most likely face challenges as sustainability is yet to be homebuyers’ top priority in purchasing criteria.

However, he said the investment cost for KAIA Heights was minimal as the Company approached through passive sustainable designs, leveraging on the land size availability and its building orientation.

“We managed to strike a good balance between the demand for a reasonable price and integrating green initiatives into our development.

“Although the aspect of sustainability is still not a top priority for most homebuyers, as a developer, we have the responsibility to set the path and inform our customers about it,” he noted.

Moving forward, Liong said UEM Sunrise is committed to distinguishing the Company as a leader in sustainable property development.

“We are leveraging our knowledge and expertise as well as collaborating with employees, customers, suppliers, various business partners and the communities where we operate to help us achieve this goal,” he highlighted.

Located near shopping centres, schools and healthcare facilities, KAIA Heights has direct access to major highways such as Maju Expressway, South Klang Valley Expressway, Damansara-Puchong Expressway and the Bukit Jalil Highway and is also a short drive to the upcoming Equine Park MRT station.

Homes at KAIA Heights are spacious and flexible in design, with larger floor spaces allowing for more comfort and enabling residents to craft their personalised living atmosphere and are attainably priced starting from RM567,800.

KAIA Heights is also built with multiple recreational facilities such as a multi-generation play area, futsal and basketball court, 1.2km jogging trail, gym, a lap pool, family and wading pools, camping ground, multi-purpose hall and an abundance of green spaces for family-oriented activities.
