UEM Sunrise Enters Strategic Partnership for KL City Centre Development

KUALA LUMPUR, 3 July 2026 – UEM Sunrise Berhad (“UEM Sunrise” or “the Company”) today announced a strategic partnership through a Development Rights Agreement (“DRA”) with EXSIM KLCC Sdn Bhd (“EXSIM KLCC”) for the development of Lot 149, a 1.6-acre freehold land located at the junction of Jalan Ampang and Jalan P. Ramlee, adjacent to Kuala Lumpur City Centre.

Under the agreement, UEM Sunrise will grant EXSIM KLCC the right to undertake and deliver the development of Lot 149, bringing together the Company’s strategic landholding with a partner that has an established track record in delivering premium developments within the KLCC precinct. 

The DRA provides UEM Sunrise with a guaranteed entitlement of RM415 million. In addition to the guaranteed entitlement, the agreement also incorporates a profit-sharing mechanism, enabling UEM Sunrise to participate in the future success of the development while aligning the longer-term interests of both parties.

The DRA follows a comprehensive evaluation of various development options and proposals. Following a rigorous due diligence process, UEM Sunrise identified the DRA with EXSIM KLCC as the preferred commercial structure, balancing value creation, prudent risk allocation and long-term shareholder value.

UEM Sunrise’s Managing Director / Chief Executive Officer, Shaharul Farez Hassan, said the strategic partnership reflects the Company’s structured portfolio management approach and commitment to delivering long-term value for its shareholders.

“More importantly, the DRA allows us to leverage EXSIM KLCC’s proven development capabilities and deep understanding of the KLCC market to accelerate development of the site, while enabling UEM Sunrise to focus on our own development pipeline across our priority growth corridors. Together this strengthens our position as a focused property developer committed to delivering sustainable long-term value for our shareholders,” he added.

Farez said Kuala Lumpur and the Klang Valley remain important markets for the Company, where UEM Sunrise continues to develop a strong presence in key locations such as Mont’Kiara, Kiara Bay and Cheras, just to name a few. The Company is also expanding its footprint in Klang Valley with its development into Petaling Jaya, including upcoming launches at the former Dutch Lady site and in Kelana Jaya.

The Company is also advancing its next phase of growth in Iskandar Puteri, where it is the largest landowner and master developer of the Gerbang Nusajaya and Puteri Harbour integrated townships. UEM Sunrise is progressing strategic initiatives, including the Gerbang Nusajaya Industrial Park, to capture opportunities arising from the Johor-Singapore Special Economic Zone (JS-SEZ).
